Apartment T0 Braga

Apartment integrated in a building / project of rehabilitation and expansion of a set of three housing buildings of remarkable architectural design dating from the beginning of the twentieth century, located in Rua da Boavista, whose streets extend to the streets of S. Martinho and António Gonçalves, next to the Church of Pópulo, in the historic center of Braga.

The project preserves the uniqueness of the facades of the three buildings of Rua da Boavista, promoting its expansion, both in height and in depth, with the introduction of a second volume in the patio of the buildings, which defines a new urban front of markedly contemporary language, facing the streets of S. Martinho and António Gonçalves.

The building comprises 26 apartments (17 T0 and 9 T1) that combine design, comfort and functionality, intended for an audience that privileges to live in the historic center of a cosmopolitan city.

The building consists of two buildings volumes connected by a common courtyard, with a gross construction area of 1783 m2 above ground:
‐ Entrance A, facing Rua da Boavista, results from the rehabilitation and expansion of primitive buildings, preserving its main facades and integrates 24 apartments (5 T0 + 12 T0+1 and 7 T1) distributed over 4 floors;
‐ Entrance B, new construction in the drawer of the streets of S. Martinho and António Gonçalves, integrating 2 1 bedroom apartments, one on each
floor.

The building has an area of 551m2 and is located in Rua da Boavista, no. 14 to 26, parish of Sé, facing the streets of S. Martinho and António Gonçalves, next to the Church of Pópulo and the Parking Lot of Campo da Vinha.
It is a consolidated residential area in the rehabilitation phase, a few minutes walk from the Cathedral, Rua do Souto and Avenida Central, with direct access to the Highway (exit ‐ Centro de Braga) and from there to the A11 and A3, which indicates a potential for high and safe valuation.
The building is integrated in the Urban Rehabilitation Area of Braga, taking advantage of the inherent tax benefits.
